But it’s also easier said than done. For us, we’ve been championing a method over the years that combines our know-how with a little bit of — dare we say it — math.

To Improve or Not?
It can — but doesn’t always — take money to make money

Putting a bunch of work and money into your home doesn’t mean you’re going to get an equal or better return on investment.
It can be easy to get stuck in an endless cycle of home repairs and spiraling costs that don’t yield nearly the financial gain you might expect compared to the investment and aggravation of time and resources.

Our 100% Rule
It is about the math

When it comes to choosing whether or not to put money into your home to prepare it for sale, we focus on things that will get you at least a 101% return on the investment. For example, if it costs $100 to do a thing to your home, but it only increases your home’s value by $89, then we do not do that thing. However, if doing the thing will increase your home’s value by at least $101, we will often recommend doing the thing. Note: If the thing is too aggravating, we also don’t recommend doing it. Remember, we want you to keep your sanity through the process.

Putting Your Home on Display
In the old days, we used to stick a sign in the front yard that said “Open House” and call it a day. Those were simpler times. Today, the idea of putting your home on display takes many different forms.
Staging your home
This is the art of making your home looks its best, which usually means its brightest and biggest. Some homes need more staging help than others. Our stagers are the best. They guide you on furniture layout, accessories and may even bring props to make your home ready for its public debut.
3-D walk-throughs
They used to be the stuff of flying cars. But now, just like pocket computers capable of accessing all of human knowledge in existence, they are real. That doesn’t mean we always use them, but we have the technology and the know-how to make an informed decision on when to use them.
Open houses
We’re not necessarily for open houses. We’re not necessarily against them. Choosing whether to have an open house means considering your home, your neighborhood and what the real estate market is doing in the exact moment that you choose to list your home. Our goal is to get you top dollar for your home. That means we’ll help you make an informed decision when the time comes.
Taking Pictures
We’re good at this — in the sense that we recognize its importance. We have photographers that we trust. They do it all from taking pictures of your home to Photoshopping the images — all in an effort to make it look like social media influencers live there.
Video walk-throughs
These are actually really fun to make. Sometimes, we host them. Not always and never without your permission. Again, it’s a matter of knowing when and what tool in our arsenal to deploy. That comes with practice.

The Pitch
We mentioned at the top that we have a formula for getting you top-dollar for the value of your home, then we shared with you exactly what that formula is. It took us a while to develop it, but it’s not alchemy, or proprietary or patent-pending. After all, it’s just know-how and hard work that makes the sale of a home come together.
Every time we start a relationship with a new client, in a sense we’re starting back at square one. The real estate industry loves to shower its own with awards — and we’ve one quite a few. But, those successes don’t mean anything if we can’t prove our value to you.
